Job Purpose:
The Building Operations Manager ensures the safe, secure and clean operation of Heinz Hall within a set budget through the management of the day-to-day facility operations for Heinz Hall including engineers, third party security, badging and camera system, routine building maintenance and cleaning, capital projects and R&M.
Essential Duties and Responsibilities:
Building Maintenance
This is a full-time position with an annual salary range between $65,000 - $73,000 depending upon experience. The PSO offers a comprehensive benefits package which includes paid holidays, paid time off, employer paid health benefits, as well as retirement savings options with an employer match. Heinz Hall in downtown Pittsburgh is the work location for this position.

Job Purpose:
The Building Operations Manager ensures the safe, secure and clean operation of Heinz Hall within a set budget through the management of the day-to-day facility operations for Heinz Hall including engineers, third party security, badging and camera system, routine building maintenance and cleaning, capital projects and R&M.
Essential Duties and Responsibilities:
Building Maintenance
- Supervises and directs the work of the Chief Engineer and Cleaning & Maintenance Supervisor.
- Manages long term outside vendor contracts for elevator service, building automation systems, chiller maintenance, etc.
- Manages utility contracts and reporting.
- Develops repair and maintenance plans regarding physical plant including budget with Chief Engineer.
- Manages outside vendor contracts for routine painting, brass cleaning, pest control, landscaping and window cleaning.
- Manages Heinz Hall Garden & Street tree landscaping maintenance.
- Manages office relocations, moves, logistics and scheduling.
- Oversees Heinz Hall Holiday Decorations.
- Assists VP with Capital Projects including contract compliance for all improvement grants, liaison to the capital projects task force, coordinate with project managers and architects to ensure capital projects are on task, on time and on budget.
- Manages Heinz Hall improvement projects.
- Management of the 3rd party security contracts, including scheduling, reconciling invoices & ensuring 3rd party is performing their duties as described in the contract.
- Directs work of City of Pittsburgh Police Officers and Plain Clothes Officers working the Heinz Hall Detail through the Detail Leader.
- Manages the building security badging system and badge access controls, including the issue and deactivation of all badges and keys.
- Manages building security cameras systems, including identifying locations and establishing effective monitoring and reporting function.
- Chairs Safety Committee as PSO Safety Officer, schedule and conduct monthly meetings, annual training and quarterly safety inspections and conduct accident investigations required to maintain State certification.
- Building Insurance point of contact for all accident claims.
- Assists VP in the review and negotiation of union contracts for Heinz Hall Engineers and Heinz Hall Cleaners.
- Assists VP in preparation & management of Heinz Hall budget process, including building R&M and Capital planning.
- Bachelor’s degree or equivalent work experience required.
- At least three years related experience in building operations management required.
- Supervisory experience.
- Extensive computer skills required.
- Excellent written, and verbal communication capabilities, including clear and concise writing skills and attention to detail.
- Ability to work independently but also as a member of a team.
- Ability to meet deadlines and perform well under pressure.
- Ability and willingness to work irregular hours, including evenings and/or weekends when necessary.
- Previous work in a nonprofit setting.
- Certified Facilities Manager.
- Ability to work on a computer for extended periods of time.
- Ability to operate related equipment, i.e. computer, copier, scanner.
